Americana Group Realty encourages the responsible use of social media by its agents to promote listings, share market knowledge, and engage with the community. Social media is a valuable marketing tool when used professionally and in compliance with real estate advertising regulations.

All agents and affiliated licensees of Americana Group Realty must follow the guidelines below when posting real estate-related content online.

Brokerage Identification

All real estate advertising on social media must clearly identify the brokerage.

Posts that promote real estate services, listings, or market information must include Americana Group Realty in the post, graphic, or caption so that the public can clearly identify the brokerage responsible for the advertisement.

This requirement applies to posts on platforms including but not limited to Facebook, Instagram, LinkedIn, TikTok, YouTube, and other social media channels.

Authorization to Advertise Listings

Agents may only advertise properties when they are authorized to do so.

This includes:

• Listings personally held by the agent
• Listings within Americana Group Realty
• Listings where permission has been granted by the listing broker

If sharing a listing from another brokerage, appropriate credit should be provided to the listing brokerage.

Accuracy of Information

All advertising must be truthful and accurate. Agents must ensure that information shared on social media accurately reflects the status, pricing, and features of the property.

Agents may not post misleading information or advertise a property as available when it is already under contract or sold without appropriate disclosure.

Fair Housing Compliance

All social media advertising must comply with the Fair Housing Act and applicable fair housing regulations.

Marketing language must focus on the features of the property and not suggest preference or limitation based on protected classes, including but not limited to race, religion, national origin, gender, familial status, or disability.

Personal Accounts and Professional Responsibility

Even when using personal social media accounts, agents are considered to be advertising real estate services when discussing listings, real estate transactions, or real estate representation.

Agents are responsible for ensuring their posts comply with all applicable advertising regulations and professional standards.

MLS and Listing Status Compliance

Agents must ensure that any social media marketing aligns with applicable MLS rules and listing status requirements.

If marketing a property as Coming Soon, Active, Under Contract, or Sold, the status must match the official MLS listing.

Branding and Professional Representation

Americana Group Realty encourages the use of official branding and marketing materials when posting listings or real estate content online. Consistent branding helps maintain professionalism and strengthens the brokerage’s public presence.

Agents should ensure their content reflects the professionalism and reputation of Americana Group Realty.

Agents who have questions about advertising guidelines or social media compliance should contact brokerage leadership before posting.

Americana Group Realty reserves the right to request modifications or removal of social media content that does not comply with brokerage policies or applicable regulations.
